Construction

Coastal Construction Management, LLC primarily uses the Cost Plus Fixed Fee format. With this form of open-book billing, a very thorough and detailed budget is created based on the architect’s drawings, meetings with all trades, and historical budgets from similar-type projects. The client is charged actual costs, capitalizing on Coastal’s top-tier buying power and value engineering history, plus a predetermined project management fee that is fixed at the time of contract. This method allows the owner to make design decisions and changes as the project progresses.

Pre-Construction Planning

We believe in bringing the Client, Architect and Builder together as a team early in the planning stage, ensuring the project is designed within the Owner’s desired budget for a functionally and financially viable project, eliminating costly architectural redesign costs, and avoiding the likelihood of cost overruns. This valuable time spent early on can provide timely identification of possible problems, resulting in reduction of changes, unexpected costs, and schedule delays during construction. Pre-construction strategizing results in efficient use of funds, fewer delays and problems, higher quality results, and much happier clients.
